Buckley, Brion, McGuire, Morris & Sommer LLP's Municipal Department was founded in 1968 on the belief that high quality legal services, traditionally offered by large law firms, can and should be delivered more cost effectively through a firm with a concentrated focus.

Collectively, the firm has handled and litigated thousands of municipal, zoning and land use cases before local governing bodies, zoning hearing boards, administrative agencies, and in the lower courts and appellate courts of the Commonwealth of Pennsylvania. Our reputation for competency in zoning, land use and municipal law and understanding of both sides of complicated issues has led to this firm's taking a leading role in important municipal and land use decisions litigated in the courts of the Commonwealth. We were instrumental in bringing together the public and the private sectors and developing the land use regulations in creating "Applebrook," a combined development and land preservation initiative located in East Goshen Township, which resulted in the preservation of 100 acres of prime land as a public Township Park; the establishment of a beautiful 150-acre private golf course, restricted in conservancy easements in perpetuity, complimented by a sprinkling of high quality clustered and estate homes; and the restoration, adaptive reuse and preservation of the property's historic manor house.

The Department's members represent various agencies of county government, and numerous municipal governments, zoning hearing boards, municipal authorities and similar entities. The firm also routinely represents private developers and nationally known corporations in significant zoning and land use applications, including McDonald's Corporation, WAWA, Cignature Hospitality, Kravco, Amoco, Commerce Bank and others.

The Department members are experienced in real estate, municipal, zoning and land use law.
